What's Ahead For Mortgage Rates This Week - May 1, 2023Last week’s economic reporting included readings on home prices, sales of new homes, and pending home sales. Monthly and year-over-year readings for inflation were published along with weekly reports on mortgage rates and jobless claims.

February S&P Case-Shiller Housing Market Indices show slower home price growth

National home prices continued to rise in February, but at a slower pace according to S&P Case-Shiller home price indices. Month-to-month home prices rose by  0.40 percent in February and matched analysts’ expectations, but were lower than January’s reading of  2.50 percent home price growth.

S&P Case-Shiller’s 20-city home price index, which is frequently used by real estate professionals for tracking housing markets, rose by 0.10 percent month-to-month in February.  This was the first time home prices rose in eight months.

The Federal Housing Finance Agency, which oversees Fannie Mae and Freddie Mac, reported an increase of  0.50 percent in home prices for homes owned and sold by Fannie Mae and Freddie Mac.Properties owned and sold by Fannie Mae and Freddie Mac are subject to loan limits and underwriting rules used by the two agencies.

In related news, the National Association of  Realtors® reported pending home sales fell by -5.20 percent in March compared to the expected reading of 0.50 percent growth and February’s reading of 0.80 percent in pending sales.

Mortgage Rates Mixed, Jobless Claims Fall

Freddie Mac reported mixed movement on mortgage rates as the average rate for 30-year fixed-rate mortgages rose by four basis points to 6.43 percent. Rates for 15-year fixed-rate mortgages fell by five basis points and averaged 5.71 percent.

Initial jobless claims fell to 230,000 claims compared to the expected reading of 246,000 claims and the previous week’s reading of 245,000 claims. Continuing jobless claims fell to 1.86 million filings from the prior week’s reading of 1.87 million ongoing claims.

The University of Michigan reported no change in consumer responses to its consumer sentiment survey for April. The index reading of 63.5 for March was unchanged in April and also matched analysts’ forecasts.

What’s Ahead

This week’s scheduled economic reporting includes readings on construction spending, the Federal Open Market Committee’s scheduled statement, and Fed Chair Jerome Powell’s post-meeting press conference. Readings on public and private-sector employment and national unemployment are also scheduled for release.

PMI (Private Mortgage Insurance) is a type of insurance that lenders may require borrowers to pay if they have a down payment of less than 20% of the home’s purchase price. The purpose of PMI is to protect the lender in case the borrower defaults on the loan. However, once you have paid off enough of your mortgage or your home has appreciated in value, you may be able to get rid of PMI. Here are some ways to do so:

Pay down your mortgage: If you make extra payments on your mortgage or pay more than the required monthly payment, you can build equity in your home faster and reduce the amount of PMI you have to pay. Once you reach 20% equity in your home, you can request your lender to remove the PMI.

Refinance your mortgage: If you can’t afford to make extra payments, you may consider refinancing your mortgage to a lower interest rate. This could lower your monthly mortgage payment and help you build equity in your home faster. Once you have enough equity in your home, you can request your lender to remove the PMI.

Get your home appraised: If your home has appreciated in value since you bought it, you may be able to get rid of PMI by getting your home appraised. If the appraisal shows that you have 20% or more equity in your home, you can request your lender to remove the PMI.

Wait for automatic termination: If you have a conventional mortgage, your lender is required to automatically terminate your PMI when you reach 22% equity in your home, provided you are current on your mortgage payments.

Why Do Lenders Require PMI?

Lenders require PMI (Private Mortgage Insurance) when a borrower has a down payment of less than 20% of the home’s purchase price. The purpose of PMI is to protect the lender in case the borrower defaults on the loan. If the borrower defaults, the PMI will cover the lender’s losses up to a certain percentage of the loan amount, typically 20% to 30%.

Lenders require PMI because borrowers with less than 20% down payment are considered to be at a higher risk of defaulting on their mortgage. This is because they have less equity in the property, which means they have less of their own money invested in the home. If the borrower defaults, the lender may not be able to recover the full amount of the loan by selling the property.

PMI allows lenders to offer mortgages to borrowers with less than 20% down payment while still protecting themselves against the risk of default. Without PMI, lenders would likely require larger down payments, which would make it more difficult for many borrowers to qualify for a mortgage.

It is important to note that PMI is not the same as homeowner’s insurance, which covers damage to the property. PMI is solely for the benefit of the lender and does not provide any protection for the borrower. The specific requirements and procedures for removing PMI may vary depending on your lender and the type of mortgage you have. It is important to check with your lender to determine what steps you need to take to remove PMI.

The escrow period, also known as the closing, can take the most easygoing home buyer to the brink of insanity.

After you have negotiated your best price and come to an agreement, there are ways to make the escrow process less anxiety-provoking. Here are some tips from top real estate agents to help you get through the escrow process without losing your cool. 

Utilize Your Professionals

Trust your real estate agent to walk you through the entire process is key to a smoothly closing escrow. Rely them to do their job, but don’t be afraid to express any anxieties, and lean on them during negotiations and inspections. They are the experts, so ask questions and ask for advice, but try not to second guess their guidance or recommendations. 

Your additional trusted partner is your mortgage professional. They know how important the financing piece is to this equation and they will be sure to know your timeline and be available to answer questions and assist you throughout this process. 

Stay Organized

This is a great way to relax, entertain friends, and get some exercise; however, a pool can cost tens of thousands of dollars. What happens if you don’t have enough money? There are several options available.

Ask About A Pool Loan

One of your first options might be to approach a local lender and ask for a pool loan. As the name suggests, this is a loan that can provide you with funding specifically for the construction of a new pool. While your pool construction company might be willing to offer you a financing plan, you should also talk to local lenders to see what rates you can get.

Home Equity Line Of Credit

If you have lived in your home for several years, you may be able to tap into the equity in your home and use it to finance a pool project. In general, you will need to have at least 20 percent equity in your house before you take out a home equity line of credit (HELOC), but it can give you an instant source of cash you can use to pay off your pool. It might also come at a lower interest rate than a traditional pool loan, but keep in mind that the interest rate on a HELOC is not fixed, so you will have to keep an eye on the interest rate as it changes.

Cash-Out Refinance

If a variable interest rate does not sound like an attractive option to you, you may want to consider a cash-out refinance. Essentially, you are going to tap into the equity in your home and then finance the remaining balance of your mortgage plus the equity you have now withdrawn. What's Ahead For Mortgage Rates This Week - April 17, 2022Last week’s economic reporting included readings on inflation, retail sales, and consumer sentiment. Weekly readings on mortgage rates and jobless claims were also released.

March Inflation Slows as Retail Sales Fall

Inflation slowed to a month-to-month pace of 0.10 percent in March as compared to February’s reading of 0.40 percent growth. Year-over-year inflation rose by 5.00 percent and fell short of analysts’ expected reading of 5.10 percent year-over-year inflation and February’s year-over-year inflation rate of 6.00 percent.

Core inflation, which excludes volatile readings for food and fuel, rose by 0.40 percent in March and matched analysts’ expectations.  The year-over-year reading for core inflation showed 5.00 percent inflation year-over-year in March; analysts expected a year-over-year reading of 5.10 percent and February’s year-over-year reading 6.00 percent. While food and fuel costs are significant for most households, the Fed views the core reading as a more stable indicator of inflationary trends.

Retail sales fell by 1.00 percent in March; analysts expected a reading of –0.50 percent. Retail sales excluding autos fell by –0.80 percent in March. Analysts forecasted a reading of –0.40 percent for March retail sales as compared with February’s reading of 0.00 percent change in retail sales.

Mortgage Rates Fall as Jobless Claims Increase

Freddie Mac reported lower mortgage rates for the fifth consecutive week as the average rate for 30-year fixed rate mortgages fell by one basis point to 6.27 percent. Rates for 15-year fixed rate mortgages were also one basis point lower and averaged 5.54 percent.

First-time jobless claims rose to 239,000 claims filed as compared to the previous week’s reading of 228,000 claims filed and analysts’ expectations of 235,000 new claims filed. Continuing jobless claims fell to 1.81 million ongoing claims filed as compared to the previous week’s reading of 1.82 million claims.

The University of Michigan’s Consumer Sentiment Index for April showed a confidence reading of 63.5 as compared to the expected reading of 62 and the March reading of 62. Readings above 50 indicate that most consumers are confident about current economic conditions.

What’s Ahead

This week’s scheduled economic reporting includes readings on U.S. housing markets, sales of previously owned homes, housing starts, and building permits issued. Weekly reports on mortgage rates and jobless claims will also be released.

Buying A House With No Money Down

Buying a Home with no money down.If you dream of owning a house one day, you have probably realized that one of the biggest challenges is saving money for a down payment. You have already found your dream property, but then the lender asks you to put 20 percent down, which can be tens of thousands of dollars. Fortunately, there are alternative options available, and you may be able to purchase a home for no money down.

VA Loans

One option for qualifying borrowers is a VA loan. As the name suggests, this is a loan that is backed by the Department of Veterans Affairs, and eligible veterans may be able to qualify for a home loan with no money down. You still need to have a credit score that is high enough, and you must have a solid debt-to-income ratio. You will also need to reach out to a lender that has experience with VA loans to see if you qualify.

USDA Loans

Another option that could allow you to purchase a home for no money down is a USDA loan. This is a specific loan program that is available for borrowers located in rural areas who are going to use the property for a specific purpose. Borrowers need to have a credit score of at least 620, meet certain qualifications for debt-to-income ratios, and not learn more than 115 percent of the median income in the area.

FHA Loans

While you may not be able to purchase a home for no money down through an FHA loan, this can make your home loan much more affordable, and you don’t necessarily have to be a veteran or located in a rural area. An FHA loan could allow you to purchase a home for 3.5 percent down as long as you are a first-time home buyer. You may still have to purchase private mortgage insurance (PMI) until you build up a certain amount of equity in your home, but it could make it easier for you to purchase a house for the first time.

Consider exploring some of these options if you are interested in buying a house.
